Over a half of the world’s population live in cities. They have become centres bustling with life and creativity, attracting a growing number of inhabitants and becoming inviting hubs for innovation. On the other hand, cities generate a enormous carbon footprint related mainly to the construction and transport sectors, negatively affecting the state of the climate. At the same time, thanks to the concentration of a large number of people and the compact urban structure, cities offer unique opportunities to reduce the negative impact of settlement on the environment per capita. Compact buildings and the proximity of users allow sharing the resources, which enable particularly high efficiency, especially in such areas as mobility, public space and technical infrastructure. The unusual situation in which one entity manages an area of 62 hectares gives a unique opportunity to use the scale effect and build a fragment of the district that will respond to the challenges of the modern world in a multidimensional and effective manner. Comprehensive thinking, however, requires extensive cooperation of many stakeholders, both on the part of the Investor and the City authorities.
